The location of this 70,000 SF project, including an additional 70,000 SF of commercial, office space and 50 residential units, made construction particularly difficult. Next to the Napa River, the site sits below the water table. The client came to Build Group for solutions as the project was designed with two levels below grade and three stories above-grade.
The construction team helped the client redesign the foundation system with the creative solution of installing a pump system. The need for piles was thereby eliminated saving the client more than $1 million.
The skin system posed significant challenges as well. It was difficult to construct and required extensive coordination with several trades and the waterproofing consultant.
